Shawn has helped us refinance our home in 2008. We were able to drop the interest rate by a full 1.125% which will save us thousands in interest. We were also able to eliminate private mortgage insurance as well. The process was very smooth as well.

Who is Your Mortgage Hunter?
Shawn Hunter is a Vice President and licensed Mortgage Loan Officer at Equity Source Mortgage and began his career in May of 2002. At the age of 22 Shawn Hunter came to the Mortgage business from the Recoveries Industry. He picked up on the business rather quickly bringing a young, fast-paced, high-tech touch to the business. His most notable strengths are client communication, pricing strategy and product knowledge. He is an expert in credit as it relates to the loan underwriting process and getting first time home buyers into homes.
Hunter has posted high production numbers at Equity Source Mortgage over his tenure, with the bulk of his business being returning clients and referral business. His past clients appreciate his vast knowledge and share that with others.
Shawn has been a Minnesotan his entire life growing up in the Circle Pines area of the Twin Cities. He has a daughter and resides in Coon Rapids.
The first step to buying a house is to contact Your Mortgage Hunter to get pre-approved. Usually making that first initial contact is tougher for the buyer than the actual Pre Approval process itself. I will ask you a series of questions over the phone and you will follow up with documentation about what we discussed. Then you get in contact with your Real Estate Agent and they will help you find a house for your needs and wants.
A lot of times First Time Homebuyers want to know the rate before taking an application. The rate depends on a variety of factors, here are a few of those factors that sometimes can help or hurt the rate:
Program, Credit Score, Down Payment, Lender, Loan Amount, Term, and Market to name a few.
Once Your Mortgage Hunter takes the loan application these items will be discussed and I can give you an estimate based off your situation.
There are a number of ways on a Conventional loan to avoid payment mortgage insurance.
Mortgage insurance is requires on a Conventional loan when you have a higher loan to value than 80% with the first mortgage holder.
Here are ways
Put down 20%
Do an 80/10/10 or 80/15/5 – The first number is 80% from the first Mortgage Lender the 2nd number in is the 2nd Mortgage Lender so you will have 2 loans. The third number is the down payment from the borrower.
You can do a Lender Paid Mortgage Insurance also known as LPMI then you just have 1 loan. The Mortgage Insurance is actually bought out up front at the beginning of the loan.
The mortgage insurance prices are very cheap and can automatically drop off at 78% loan to value which most people select since there are no price hits.
Veterans – ask me about the VA loans that require no Monthly Mortgage Insurance or no down payment.
I can find out what you are qualified for, however, I will also ask what you are comfortable with for a monthly payment. Everyone has different spending techniques and the person buying the house is the person who knows their budget the most. Then I can give you both what you qualify for and what would be comfortable with based off your budget you told me.
